options for your rental property
1. FULL SERVICE PROPERTY MANAGEMENT
With full service property management from Bay Area Real Estate & Rentals, Inc.,
that is all you’ll have to do. We do the rest. Services include:

Find qualified tenant(s) with Income and employment verification

Paid
advertising on major internet search engines including Google, Yahoo and
the #1 yellow pages internet site, Superpages.com

Standard advertising in MLS, our internet website
& various search engines. Plus the
Military Referral Network,
Greater Florida Classifieds, Section 8 List (if applicable) and yard
signs.

Credit Reports/Criminal reports/Eviction reports/FDLE/Court House
-
Leases executed with owners approval and HOA approval if necessary
-
Video tape & photos taken of home prior to tenant(s) taking occupancy
-
Walk-through sheet to be completed and signed by tenant(s)

Conduct in-home inspections yearly with reports/photos mailed to owner(s)

Schedule and oversee regular service (lawn, pool, etc.)
-
Arrange for repairs with licensed/insured vendors only
-
Prepare Year-End IRS form 1099 & income/expense reports

Monthly payments & statement to Landlord/owner
-
Administering legal proceedings if necessary

Yearly rent increases per owner
-
Pet fees collected for owner(s) (non-refundable & extra deposits if
necessary)

Tenant pays to have property cleaned & carpets cleaned upon move-out

Handling emergency calls 24/7

Prepare properties for re-leasing
Fee:
One-half month’s rent and 10% per month for 11 months (based on a 12 month
lease)
2.TENANT PLACEMENT ONLY
Maybe you
prefer to handle the daily management yourself but don’t want to bother
advertising the vacancy, showing the property at the tenant’s convenience and
screening the tenants. Our placement service provides:

Advertising (as stated above) and showing the property

Execute the lease agreement and addendums
-
Thorough tenant screening through credit/criminal/eviction
reports
-
Security deposit transferred to owner upon lease signing
Fee: One month's rent

For Rent by Owner
This option is
for an owner that desires to have his property advertised but will do the
showings
-
Advertising
(as stated above)

Thorough tenant screening through credit/criminal/eviction
reports

Execute the lease agreement and addendums
Fee:
One-half's
month's rent
No matter which
option you choose you never pay us a fee unless we find you a tenant.
